Ductwork Cleaning & Kitchen Ventilation Maintenance

The greatest potential risk for fires in buildings comes from catering facilities where the    accumulation of grease in the canopy and extract ventilation systems create the potential for fires to spread throughout the system.

Grease extract ductwork can often run through the building to roof level exhaust points, left un-cleaned, this has the potential to put both the occupants and the building fabric at risk of fire. It is the responsibility of building owners and managers to ensure that a Fire Risk Assessment and action plan is carried out on the Grease Extract Ventilation System, eliminating any potential risk to building and occupants from potential fire hazardous, particularly from grease deposits forming in the ductwork system.

  • Insurance Requirements

    Insurers can ask for evidence to be shown that the Fire Safety Order is being complied with and specifically that any relevant warranties are being complied with. The UK's leading insurer requires "the entire length of all flues and extraction ducting including extraction motors and fans, are cleaned at least every six months". As a high fire risk, the kitchen extract system should be cleaned regularly, and many Insurers now make a six monthly deep clean a minimal requirement under the terms of the policy.

    Insurers are becoming more inquisitive, primarily because fire claims and compensation costs are increasing rapidly. Failure to comply with the legal requirements to carry out fire risk assessments and to protect the occupants of buildings from danger will result in a prosecution.

  • Eliminating the Risk

    Eliminating the fire risks in kitchen extract ventilation systems can only be achieved by professionally cleaning the entire system on a regular basis. Part of the cleaning process may require the addition of adequately sized and positioned access doors to enable full access to all parts and components within the ductwork system; these could be provided as part of the service that we provide.
